Maintenance Workshop: Repair vs. Replace: Smart Maintenance Decisions That Protect the Asset
Event Details
Session Overview
This session was built in direct response to what your teams are facing right now. Maintenance professionals are making repair vs. replace calls every day and increasingly, those decisions intersect with new compliance mandates like CPTED and the industry-wide shift to A2L refrigerants. This isn’t a principles-only session. Every framework, every scenario, and every talking point is grounded in the real decisions your staff will face before the end of the year. The added leadership component ensures they leave with not just technical clarity but the confidence to communicate that clarity up the chain.

Agenda:
- Scene-Setting: The Industry Right Now
- Open with what’s actually changed tighter budgets, ownership pressure, the A2L refrigerant mandate, and CPTED as an emerging compliance layer. Frame why repair vs. replace decisions carry more weight now than ever.
- The Framework: How to Make the Call
- Core decision model, cost ratio thresholds, asset life calculations, repeat-call patterns, and resident impact. Scenarios are anchored in real end-of-year situations: HVAC units in the A2L transition window, exterior lighting tied to CPTED, and tight-turn flooring decisions.
- Small Group Scenario Activity
- Groups work through real-world scenario cards, read the situation, answer discussion questions, land on a recommendation, and report back to the room. Debrief as a full group with facilitator-guided takeaways.
- From Technician to Trusted Leader
- Selected high-level points from Ty’s signature leadership session: communicating recommendations with confidence, owning the ‘I need more information’ moment professionally, and building the kind of credibility that makes ownership listen.
- Open Q&A
- Facilitated question and answer. Closes with a single takeaway statement participants can bring back to their property the next morning.
Industry-specific Content:
- A2L Refrigerant Transition
- R-410A phase-out is here. Techs need to understand how the A2L shift affects repair decisions on existing HVAC and when that timeline forces a replace.
- CPTED Compliance
- Crime Prevention Through Environmental Design is becoming a property standard. Exterior lighting, access points, and landscaping decisions now carry a compliance dimension.
Participant Takeaways:
- A replicable decision framework for HVAC, appliances, flooring, plumbing & exterior assets
- Clarity on how A2L and CPTED intersect with everyday repair decisions
- Language to present recommendations to supervisors and ownership with confidence
- Leadership perspective: moving from the person who fixes things to the person ownership trusts
