Position Title: Director of Property Management & Operations, Confidential

Position Description: 

A private, owner-operated multifamily group managing a 150–200 unit portfolio across multiple Miami-metro communities (Class A through workforce) is hiring a Director of Property Management & Operations. This is the senior operating seat: you run the portfolio AND the management company itself, reporting directly to ownership. The search is confidential; the portfolio and company will be disclosed to qualified candidates at interview stage.

Responsibilities:

  • Occupancy: drive the portfolio to 90%+ and hold it; lead an active lease-up against a competitive submarket; own pricing and concession strategy with math behind every decision
  • Collections: strict statutory collections calendar (FL), 95%+ collection rate, AR below half a month of GPR, eviction pipeline managed end-to-end with counsel
  • Data discipline: ownership runs automated daily reporting from the PMS — your team keeps every lease, payment, unit status, and market rent accurate same-day
  • Maintenance & vendors: 72-hour work-order SLA, <=7-day turns, preventive maintenance calendars, competitive bidding, clean vendor files (COIs, W-9s, contracts)
  • Company operations: corporate filings and licensing kept current, insurance renewals run competitively and never lapsed, payroll oversight with correct worker classification, year-end coordination with CPA including 1099s
  • Team: small on-site leasing/maintenance staff + subcontractors; weekly ops cadence; a culture of same-day data entry and follow-through

Qualifications:

  • 5+ years multifamily PM, 2+ years Director / Regional / Portfolio level
  • 100+ unit portfolio track record (multi-site preferred); a lease-up you personally led from under 85% to stabilized
  • FL landlord-tenant fluency and collections backbone
  • Back-office experience: insurance renewals, corporate/license compliance, payroll or CPA coordination you OWNED
  • PMS fluency (AppFolio / Buildium / Yardi / DoorLoop / ResMan); FL RE license or CAM preferred; EN/ES strongly preferred
  • Comfort with full data transparency — ownership reads live numbers daily
